Asset / Equipment Survey and Preventive Maintenance Program Development

Organizations can only get the benefits of an EAM/CMMS system once they are up and running with all data loaded into the application. For those customers which are not converting an existing, up-to-date database to RFM Aleier FM1 application, RFM Aleier provides a complete, turnkey service to create the maintainable asset database and to create a load balanced preventive maintenance program. This speeds the returns on the investment in an EAM/CMMS.

Equipment Survey. RFM Aleier is an industry leader in EAM / CMMS data collection and implementation and has provided equipment surveys for more than 550,000,000 square feet of facility space. Our equipment survey enables customers or the RFM Aleier implementation team to generate a complete coded file of the maintainable equipment, building systems, activities and tasks that feeds your new EAM / CMMS system. As much as possible of the following information is obtained about each item and its location during the equipment survey process.

  • Name and address of the manufacturer of the entire item, not just the motor.
  • Motor data (voltage, cycles, number of phases, current rating, rpm, horsepower, frame size, and service factor).
  • Heating or cooling data.
  • Any existing tag number, location and location type, and if necessary, location of the tag on the item.
  • All visually discernable OSHA 1910 and other hazards and warnings.
  • Any obvious defects in building system or equipment items observed during this survey.

Barcode / RFID Tagging. RFM Aleier team will barcode each piece of equipment and / or apply RFID tags while gathering all visible information about each piece of equipment, including nameplate information, condition and estimates of life-cycle duration and cost. A picture of the piece of equipment can be taken and linked into your EAM / CMMS.

Preventive Maintenance Program Development. Appropriate maintenance routines will be used from RFM Aleier extensive database of existing preventive maintenance procedures, or created by modifying an existing procedure. A maintenance routine will be linked to each surveyed item. These preventive maintenance routines will be scheduled to balance the shop workload throughout the year. Additional services such as linking part and tool information and customizing maintenance standards are also available.
